Lowokwaru (malangkota.go.id) – A house is one of the main lists for new couples and families who have been married for a long time. It can even be used as a personal investment for the future. However, having a lot of money is not enough. If careless and not careful, then unwanted risks can occur, including losing ownership rights due to problematic buildings or land.

Lecturer of the Faculty of Law (FH) of the University of Muhammadiyah Malang (UMM) Isdian Anggraeny, SH., M.Kn. outlined several things that must be prepared before buying property, especially a house.
"Before buying a house, we must ensure what method of buying a house we use, whether in cash or a Home Ownership Credit (KPR). Both have different ways of processing. Then we also have to know the certainty of the subject and the certainty of the object in buying and selling a house," he said, Monday (27/3/2023).
Isdian further revealed that the first thing is the certainty of the subject. The subject in this case is divided into two, namely the buyer and the seller. The buyer must know the identity and certainty of the seller of the asset. If you are still single or not married, it must be proven with an Identity Card (KTP) and Family Card.
"If married, then in addition to the two requirements, a marriage certificate must also be proven. Unless there is a prenuptial agreement that proves the separation of husband and wife's property," added the woman in the hijab.
After the certainty of the subject, he said, the next thing is to know the certainty of the object. This house object stands on land rights, so the documents must also be complete and can be proven. There are various types of land documents. Starting from the Certificate of Ownership (SHM), the Certificate of Building Use Rights (SHGB), to the Certificate of Use Rights (SHP).
"Don't let the name listed on the land certificate be different and cannot prove that the seller is indeed the owner. If it is different, then it is mandatory for us to be vigilant," said the lecturer who is currently pursuing a doctoral study.
Finally, prospective buyers should check the land status with the Land Deed Making Officer (PPAT). If the land is safe and free from disputes, the land office will provide a legal stamp that it is free from disputes and safe to be traded.
"If all documents have been checked and confirmed complete, then the sale and purchase transaction can be carried out between the two parties. Each party can submit documents confirming the subject as stated at the beginning. That way, the property purchased can be confirmed safe and can be purchased," concluded Isdian. (say/yon)
